It also \nprovides information about the potential costs of heating and powering a\n property and provides recommendations on how to reduce the energy use \nto save money.<\/p>\n<ul><li><strong>Why do I need to get an EPC?<\/strong><\/li><\/ul>\n<p>Obtaining an EPC is a legal requirement that came into force in 2008 \nin England, Wales and Northern Ireland. Further changes were made in \n2018, making it a legal requirement for all privately owned properties \nto have an EPC rating of at least \u2018E\u2019 before they can sell or let a \nhouse.<\/p>\n<p>You could be fined up to \u00a35,000 for domestic dwellings and up to \n\u00a3150,000 for non-domestic properties if you fail to obtain an EPC where \nnecessary.<\/p>\n<ul><li><strong>When do I need to get an EPC?<\/strong><\/li><\/ul>\n<p>An EPC is require anytime you build, sell or let your house, with the\n exception of listed buildings. The EPC must be obtained prior to \nmarketing your property and available on all adverts for any potential \nbuyers or tenants to review.<\/p>\n<p>You may already have a valid EPC if your house has been sold or let \nin the past 10 years. If you want to check to see if you\u2019ve already got \none, you can search the EPC register if your home is in England and \nWales.<\/p>\n<ul><li><strong>Where do I get an EPC if I don\u2019t already have one?<\/strong><\/li><\/ul>\n<p>An EPC can be requested from an accredited energy assessor who will \nassess your house and produce a certificate. You can also ask your \nestate agent to arrange one for you, although there may or may not be an\n extra fee for requesting an EPC through your estate agent. If you\u2019re \nrequesting an EPC through your agent ensure you\u2019re happy with the cost \nbefore you proceed.<\/p>\n<ul><li><strong>What happens next?<\/strong><\/li><\/ul>\n<p>Once the request is made, an energy assessor will visit your home and\n will need access to all rooms including the loft. They will inspect \nyour heating systems and controls and take necessary measurements and \ndata so they can complete the certificate.<\/p>\n<ul><li><strong>How long will it take?<\/strong><\/li><\/ul>\n<p>The time it takes to assess your home will vary depending on the size\n and nature of the property. However, on average it may take about 45 \nminutes to an hour to complete.<\/p>\n<ul><li><strong>How much does an EPC cost?<\/strong><\/li><\/ul>\n<p>The costs of obtaining an EPC will depend on the size, location and \ntype of property that\u2019s being assessed. That being said, prices can \nrange anywhere from \u00a360 to \u00a3120. It\u2019s important to keep in mind these \naren\u2019t set prices and can be higher or lower.
